Val (Viachaslau Vasiliuk) has been based in Dubai since 2021 and has held a RERA broker licence since 2022. In that time he's worked through a full market cycle — geopolitical shock, sentiment correction, and recovery — advising investors on residential and structured positions across Dubai's primary and secondary markets.

Before relocating to the UAE, Val ran operations across Europe and Asia, including several years in Shanghai managing client relationships and business structures across different regulatory and cultural environments. That background — working across Belarus, China, and now the Gulf — gives him a practical understanding of how cross-border capital thinks, what HNW investors actually need from a local advisor, and where the real friction sits in cross-jurisdiction real estate transactions.

He founded Property Gap on a simple conviction: that the best advisory outcome requires a small client roster. Working with fewer people means deeper research on each position, faster execution when the right opportunity appears, and advice that isn't shaped by volume incentives. Most of his clients are European or GCC-based business owners deploying AED 10M+ into Dubai for the first time or building on an existing position.
