TECOM Group's AED 825M planned investment into an additional 500,000 sq ft of GLA in D3 means the district's catchment and amenity density will increase materially before Artistry delivers. The 50/50 payment plan with 20% down provides a staged entry into one of Dubai's most undersupplied residential postcodes.

The Dubailand corridor is the last large-scale villa land bank in Dubai with direct highway access at this scale — once Phase One delivers and the school and retail open, the community premium will be structurally permanent.
